What a full replacement includes

• Full tear-off and disposal of the old roofing
• Inspection and replacement of any rotted or split sheathing
• New synthetic or 30# felt underlayment, depending on the system
• All new step flashing, valley flashing, and pipe boots
• Ice-and-water shield at valleys and penetrations where needed
• New ridge vent, drip edge, and starter course
• Tile, shingle, or flat-roof system installed to manufacturer spec
• Site clean-up, magnetic sweep for nails, and a final walk-through

Tile, shingle, and flat roofs

Concrete tile roofs are popular across the valley, we strip the field, replace the underlayment and battens, and re-set the existing tile or supply new. For asphalt shingle roofs we install architectural-grade shingles from the major manufacturers. For flat or low-slope roofs we install modified-bitumen or TPO systems and detail the seams and penetrations properly.

What it costs and how long it takes

A typical single-family tile roof takes a week to ten working days. Shingle roofs run three to five days. The price depends on square footage, pitch, sheathing condition, and the system you pick, we'll walk it, write it up, and the number on the proposal is the number on the invoice.
