Most leaks do not start where the stain is on your ceiling. We climb the roof, trace the water to its actual source, and fix the failed underlayment, flashing, or tile that is causing the problem. Honest diagnosis, photographed, and a real repair, not a tube of caulk and a prayer.

How we diagnose

We trace the water path uphill from where it shows up inside. We pull tile or roofing where we have to, and find the actual failure point. We photograph what we find, walk you through it, and write the fix into a clear proposal.

When to repair vs replace

If the underlayment is mostly intact and the failure is localized, repair is the right call. If we lift a few tiles and find the felt is cracked across the field, you are past patching. We will tell you straight, and back the recommendation with photos.
