Tile roofs are the desert default for a reason: they last decades and look right on Spanish and Mediterranean homes. What fails first is almost always the underlayment beneath the tile, not the tile itself. We do full lift-and-relays and complete tile replacements with new underlayment and flashings.
What we do with tile
- Full lift-and-relay: tile removed, new underlayment installed, tile re-set
- Tile replacement: new concrete or clay tile to match existing or change profile
- Tile repair: cracked or slipped tiles replaced and color-matched
- Underlayment-only re-roofs to extend the life of sound tile
- New flashing at chimneys, walls, valleys, and penetrations
- Custom mortar work for cap and ridge tiles
Why the underlayment matters more than the tile
The tile is the rain-shed; the underlayment is the actual waterproof layer. Standard 30-pound felt typically gives out after 20 to 25 years in the Coachella sun. When that fails, you start seeing leaks even though the tile looks fine. We re-roof with synthetic or self-adhered underlayment that lasts twice as long.
How long it takes
A typical single-family tile lift-and-relay runs a week to ten working days. Full tile replacement adds a day or two depending on the volume of tile coming and going.
